The Process

Agree Rental Terms
The duration of the term and the monthly rent will be mutually agreed upon with the landlord.

Sign Contract
An official agreement is made between both parties through a legal contract.

Prepare Property
Our team assesses and plans light refurbishments as needed. For unfurnished properties, we source complementary furniture.

Maintenance
We handle any necessary maintenance required and swiftly address tenant concerns
Our Responsibility
- Manage all tenant inquiries and address any questions or concerns.
- Pay rent on time each month for 3 - 5 years
- Pay all utility and council tax bills
- Take care of any minor repairs to the property
- Carry out regular checks to ensure property is well maintained
- Provide routine cleaning services to ensure that standards are consistently met and maintained.
Your Responsibility
- Ensure the property's key features, such as the exterior, structure, roof, and the functionality of the boiler and electrics, are well-maintained.
- Ensure that the appropriate corporate letting insurance is secured for the building's use.
- Continue to manage your mortgage if you have one in effect.
- Ensure that the necessary safety and environmental certificates, including gas safety, electrical safety, and Energy Performance Certificate (EPC), are in order.

Once an agreement between a landlord and Luxora Living is made to run the landlords property as a serviced accommodation, we are able to offer the landlord the following benefits:

Security of all properties we run as a serviced accommodation is our number one priority. By implementing security measures such as signing of terms and conditions, holding deposits, ID copy requests, surveillance cameras, noise detectors and providing guests with emergency contact information, we are able to ensure the safety of your property.
We are registered with both the Property Redress Scheme (PRS) as well as the Information Commisioners Office (ICO). This means that we adhere to all GDPR laws as well as giving landlords peace of mind that a complaint can be resolved by an independent third party who have experience in dealing with consumer complaints
Yes. To protect us and ensure that our properties are always at a high standard for our guests, we take a security deposit (usually varying from £100 depending on the property and duration of stay) which is then processed a day before your arrival. The deposit is taken as a pre-authorisation, which is not a charge so no monies will be taken from your card but may be visible on your card balance.
This is released 2 days after check-out subject to a check-out inspection of the property. The deposit takes a few days to be returned all depending on our payment processor and your bank. If any damage is found, or any of the T&Cs are broken, we will charge the card only for the amount corresponding to the value of the damage.
